The best experience I've had in buying and selling a home!
Working with Justin Vierra of Guide Real Estate and the Vierra Group has been the best experience I've had in buying and selling a home. In my career I've lived in 9 states and purchased 12 homes, but Justin tops the list. He helped us find our home in the Crocker Village neighborhood of Sacramento and was also our agent when we sold it after 4 years. In both buying and selling he offered excellent insights into market trends and resale values, while also negotiating extra features in our contract with the builder of our new home (something not every realtor is skilled in). Most importantly, Justin stayed in touch with us throughout our time in the home, advising us on market conditions, resale value trends, etc. His online tools and videos are very informative, and I would say that Justin works with his clients as a true advisor---not throughout one's ownership journey. A knowledgeable professional!

Leases, single-family homes, duplexes, condos, etc. Justin is an excellent agent. He listens to his clients needs. He knows how to locate & assist in the acquisition of real estate properties. Excellent in negotiations. Understands & applies advanced techniques, when appropriate: 1031 exchange, seller carry-back notes, conventional financing, etc. He's a champion with renovations, as well as property management. Plus, he's a pleasure to work with! All around best agent in the Sacramento region.

If you’re looking to sell your property in the Sacramento area (or beyond), you can’t do better than to hire Justin with the Vierra Group for the job. I owned a rental and decided I was done being a landlord when I reached out to Justin. My condo was in no state to put on the market after my renters moved out. After evaluating the property, Justin stepped me through my options and pricing expectations. He suggested that by making some improvements, I would realize more profit than without the improvements. A service Justin offers is to front the costs of improvements for which he is reimbursed upon closing. We agreed on a max budget and he got to work. He came up with a proposal to completely overhaul the kitchen from floor to ceiling, refinish and stain the wood floors throughout the condo, replace baseboards, repair termite damage (later discovered in the subfloor of the kitchen), upgrade bathroom and repaint entire condo. My jaw dropped because the budget he had to work with was not that much. What was really awesome (and I felt Justin went above and beyond as a realtor) was I didn’t have to lift a finger. Justin made the purchases and hired the contractors and coordinated EVERYTHING. He kept me updated and sent pics. When the condo went on the market, I got asking price within the first 2 weeks (while other properties similar to mine were having to reduce their prices after sitting on the market a bit). Justin was trustworthy, professional and terrific to work with. I will hire him again in a heartbeat!

As soon as Justin came into the picture I felt confident that he had my back. He took me to all the properties I found on Zillow but had the inside scoop on all the listings in Sacramento too! After seeing what I liked, what kind of houses and neighborhoods I was looking for and listening to my plans he not only suggested more places to see- he found my PERFECT first home. He knew what I needed before I even did and for that I wish I could given him 10 stars! I highly recommend going with Justin and the Vierra Group to help in your hunt for your perfect place to live. Every step in the process was less scary with his explanations and guidance. I also love how well he knows Sacramento (and is a local) so he continues to have knowledge even after he finds you a place to live. I cant say enough great things! He and his team arranged gorgeous staging, held frequent and well organized open houses, and scheduled numerous private showings of the space. I was provided with a written summary of every open house detailing how many people came through, any issue that needed to be addressed at the house, and the overall comments/thoughts of potential buyers. Any repairs or updates to the home were organized though his team so I did not need to take time out of my busy schedule to meet with workmen. The selling process was smooth!
